The VA loan is the strongest mortgage product in America for those who’ve earned it: zero down payment, no monthly mortgage insurance, no loan limit if you have full entitlement, and rates that usually beat conventional. It also has its own rulebook — funding fees, VA appraisals, property standards, and an assumability feature that’s become a genuine strategy in a 7% world. Jon works with veteran buyers across Ventura County, including VA-assumable searches for clients in the Moorpark and Simi corridor; here’s the briefing he gives them.
The benefit, in numbers (2026)
Down payment: $0 required with full entitlement — and no PMI at any down payment. Funding fee (one-time, and it can be financed): 2.15% on a first use with nothing down; it drops to 1.50% with 5% down and 1.25% with 10% or more down; 3.30% on a subsequent use with little down. Veterans receiving VA disability compensation — and certain surviving spouses — are fully exempt. There is no VA loan limit with full entitlement (lenders still underwrite you normally). Your Certificate of Eligibility (COE) is the entry ticket; a good lender can pull it in minutes.
Where VA deals get tricky in our market
The VA appraisal and Minimum Property Requirements: the VA can require repairs — peeling paint, roof issues, safety items — before closing. In older Ojai and Ventura housing stock, expect it, and structure the offer timeline for it. Condo approvals: the condo project itself must be VA-approved; some local complexes are, many aren’t — check before you fall in love. Competition: in tight segments, sellers sometimes flinch at VA offers out of habit; the fix is a strong local presentation — clean pre-approval, a realistic appraisal-gap plan, and an agent who can explain the file to the listing side.
The assumable-loan opportunity nobody prices in
VA loans are assumable: a qualified buyer can take over a seller’s existing low-rate loan. When market rates sit near 7%, a 3% assumable loan is worth a fortune in monthly payment. Jon recently ran a full VA-assumable search across Moorpark, Simi Valley, Thousand Oaks, and Camarillo for clients and found assumable rates as low as 2.71% on active listings — terms always need verifying with the listing agent, and the cash-to-assume gap matters: you cover the difference between the loan balance and the price, in cash. Sellers holding low-rate VA loans: this is a marketing feature, not fine print.
FAQ
Q: Can I use a VA loan for a second home or an investment property? — A: No — VA loans are for your primary residence. (A 1031 exchange, by contrast, is the investor tool — see Terms Explained.)
Q: I used my VA loan before. Can I use it again? — A: Usually yes — entitlement can be restored or used in tiers after a sale or payoff; your funding fee will price as a subsequent use. A lender can map your exact entitlement in one call.
Q: Do VA loans take longer to close? — A: Not inherently — with a prepared file, VA timelines track conventional ones. The appraisal-and-repair step is the variable; local experience with it matters.
