Ojai Market Update, Fall 2026: What I’m Seeing From the Listing Side

No national headline describes this valley — Ojai is too small and too idiosyncratic for the averages to mean much. So here’s the fall 2026 read from where I sit: 89 career sales in Ojai, Oak View, and Ventura, five active listings on this site right now, and a year spent inside this market’s escrows. The short version: pricing power still lives with sellers of distinctive, well-prepared homes; buyers have regained real negotiating room on everything else; and rates easing off their October peak are quietly reactivating the sidelines.

What the numbers I trust say

Public medians swing wildly here (one unusual sale can move them), so read them as weather, not climate: title-company data showed Ojai’s 93023 ZIP at a median of about $1,158,000 across 33 sales in mid-2026, while the county median sits in the low-to-mid $800Ks. My own fall board: listings from $640,000 (a 2-bedroom condo on Canada Street) to $1,775,000 (the Grand Ave mid-century) — the valley’s whole range in five properties. And the rate backdrop improved modestly: Freddie Mac’s survey put the 30-year at 7.24% in late October, down from 7.40% (see the mortgage-rates post on this blog).

What’s selling, and what sits

Moving: turn-key homes with their paperwork in order (see the seller prep post), properties with ADUs or rental flexibility within the rules (see the ADU post), and anything with a story and the photography to tell it. Sitting: aspirational prices justified by 2022, homes with undocumented systems, and listings that treat insurance as the buyer’s problem. In a thin market, overpricing doesn’t “leave room” — it ages the listing in public.

For buyers this fall

Your leverage is real but specific: inspection and insurance contingencies matter more than headline price in fire country; seller credits toward rate buy-downs are often worth more than small price cuts; and serious prep — underwriting done, insurance quotes in hand, jurisdiction checks complete — is what wins the good houses when they appear.

For sellers this fall

Buyers are present, picky, and well-advised. The homes commanding premiums are the ones that removed every excuse to hesitate: reports done, defensible space cleared, story told properly, priced off this quarter’s comps (see the home-value post). If you’re a 55+ owner, run the Prop 19 math (see the downsizing post) before you pick a date — sequencing is money.

FAQ

Q: Is it a buyer’s or seller’s market in Ojai right now? — A: Both, by segment — which is the honest answer for a market this small. Distinctive, prepared homes: seller’s terms. Everything else: the most balanced fall in several years.

Q: Are prices falling in Ojai? — A: Individual listings are being re-priced more often than in 2021–22, and overpricing is punished faster. Underlying scarcity — a few thousand homes and strict growth limits — keeps a floor under the valley that bigger markets don’t have.

Q: What’s your call for early 2027? — A: If rates drift toward the high 6s, as many forecasters expect, sidelined demand returns to a valley with no new supply — the spring could tighten quickly. If they don’t, expect more of this fall: fair deals, earned premiums, and patience rewarded on both sides.
