Ojai vs. Ventura: Where Should You Actually Live?

Fifteen minutes apart by Highway 33, separated by a few thousand feet of canyon and two completely different daily lives. Ojai and Ventura get cross-shopped by almost everyone moving to this corner of California — and the “right” answer depends on which trade-offs are yours. Here’s the honest comparison from an agent who sells in both: Jon’s 89 career sales span Ojai, Oak View, and Ventura.

The money

Ojai housing runs meaningfully more — cost-of-living indexes put Ojai housing roughly 20% above Ventura’s, and recent title-company data showed Ojai’s main ZIP (93023) with a median sale price around $1.16 million in mid-2026, versus a Ventura County median in the low-to-mid $800Ks. Ventura buys you more house, more easily: neighborhoods, condos, and beach-adjacent streets at prices Ojai rarely prints. Ojai buys scarcity: a valley of a few thousand homes where inventory is always thin.

The daily life

Ventura: a real small city of about 110,000 people — the beach and the pier, a working harbor, bigger shopping and medical care, a Metrolink and Amtrak station, and a straight freeway shot to jobs in Oxnard, Camarillo, and beyond. Ojai: a town of about 7,500 — the Sunday farmers market, concerts at Libbey Bowl, dark skies, the Pink Moment, one small school district, and an events calendar the whole community runs. Errands take longer; evenings end earlier; people know your name by week two. The middle ground: Oak View and Mira Monte — valley quiet with a shorter hop to Ventura — which is why Jon shows them to so many cross-shoppers.

Climate and risk

Ventura’s marine layer keeps summers cooler; Ojai runs hotter in summer (the valley’s famous trade) and clear and cold in winter. Fire risk leans the other way: more of Ojai sits in or near high fire-severity zones, with the insurance math that follows (see the fire-insurance post on this blog). Ventura trades that for coastal considerations in its lowest neighborhoods.

Who picks which?

Choose Ventura if: the beach is your daily habit, you commute south or east, you want city services and newer housing stock, or budget is the binding constraint. Choose Ojai if: the point of the move is the rhythm — quiet, arts, trails, community — and you can pay the scarcity premium. Choose both, in sequence — plenty of people do: some start in Ventura and later move up Highway 33.

FAQ

Q: Can I commute from Ojai to Ventura or Oxnard jobs? — A: Yes — about 15 minutes to Ventura, roughly 30 to Oxnard, more at peak hours. It’s one canyon road, though; Ojai residents plan around Highway 33 the way Angelenos plan around the 405.

Q: Which holds value better? — A: Ojai’s scarcity has historically protected prices in downturns, at the cost of slower sales in soft markets; Ventura’s larger, more liquid market moves more like the county overall. Either way, get dated comps for the specific neighborhood.

Q: Where do families land? — A: Both — Ventura for district size and options; Ojai for the one-district, everyone-knows-everyone model and its private schools (Thacher, Oak Grove, Besant Hill). Do the weekday test in both.
